Preparing for this letter gave me the opportunity to pause and reflect on what has been accomplished in the last 100 days. I will try to summarize the activities that have taken place since the new fiscal year for Summer Camp started in January. I am going to group this update into two areas: Compliance/Regulatory and Maintenance.
Compliance/Regulatory
Website developed and launched as required by 2024 State of Florida HOA regulations
All Covenants, Governing Documents, Board Minutes, and Operating documents posted on website
All Board Members have now completed the HOA training required by the State of Florida
Conflict of interest, Harassment and Ethics Policies developed, being reviewed by Board and will be voted on at June Board Meeting
Close working relationship has been developed with Board Attorney
Summer Camp HOA Facebook page developed and utilized as a piece of communication strategy for owners
Covenants Committee chartered, established, and meeting routinely
Covenant questions or concerns can be sent to committee through section on Summer Camp website
Preliminary discussions between our Attorney and St. Joe regarding Architectural Review control
Covenants Committee working closely with George Coon concerning Architectural Review
Renter guidelines and FAQ developed
“Do you know” covenant information posted routinely on HOA Facebook page
Initial audit of properties conducted by Covenants Committee
Letter sent to homeowners not in compliance with covenants
Committee assisting owners in understanding and getting in compliance
Maintenance
Maintenance Committee chartered, established and functioning
Streetlights have been repaired by Duke Energy and all are working properly
Entrance lights repaired by maintenance committee
Maintenance committee provided invaluable assistance in completion of pool upgrade project. Pool stairs rebuilt and installed, pool door locks and hinges reworked, and pool pump motor replaced under warranty. These actions saved owners approximately $10,000
Fire hydrants being repainted
Street signs being straightened
All street name signs cleaned and new lightning bug decals applied
Owners’ signs replaced throughout Summer Camp
Beach usage guidelines placed at most beach entry points
Turkey Point trash bin enlarged and weekly trash pickup has started
Potholes near Lodge repaired
Gutters replaced on Lodge and restaurant building
Outdoor shower rebuilt after damage found during boardwalk renovation
Pool bathrooms windows repaired and working
East Side gate entry pad/gate arms repaired numerous times by maintenance committee without having a service call
In addition to these areas, the Social Activities committee has done a great job of scheduling both education, well-being and fun activities to bring the entire community closer together. Several activities are already planned for the upcoming months.
Even with all of this activity, there is still a lot to be done. With all of the maintenance issues that were neglected by St. Joe that we are continuing to discover, we realize there is a need to have a larger maintenance committee. Possibly we should have one for the West Side and one for the East side and both work together at the Pool and Lodge. For you to make us aware of your issues or concerns, the Summer Camp website has tabs to create both maintenance and covenant needs or concerns. When you create a request, it is logged in and will be assessed and responded to by the appropriate group. All website requests will be responded to as soon as possible, you will be informed of the outcome, and a log is maintained on the website.
We are currently looking at the development of a Resource Management Plan that would include fire mitigation, pond management and storm water drainage maintenance. This plan would be our first component of developing a strategic plan for the community.
